If you need someone to do more than guest communication and I can guarantee things will come up, at the end you will need a PM.

If someone is walking down the street and trips on your sidewalk or a  walk way whether its a tenant, delivery person or passerby you are the one who gets sued because its premises liability exposure.

PM starts when someone moves in.

I would rather wait and find someone to rent for $1,700 instead.

Then at the very least, someone is putting a significant amount into the equity on your home, and is also paying down your mortgage.

If you have access to someone who is ready to trust you with their asset, do right by the owner and go for it!

I'm still confused on why someone does this. 

And I've got no qualm with someone saying they aren't doing BRRR anymore but the bolder "brrr is not effective today" is in my view not very accurate. 

Some lenders will fund 100% of the deal + renovations if you are experienced.Wholesaling is possible but be mindful that it is a business, you don't make any money until you can persuade someone to sell their house and then to find a buyer.I personally think its easier to be an agent, still a business but there should be people teaching you and you have more of a reputation when talking to sellers.
