This month is my 2 year anniversary since quitting my W2 job, and doing this full time.

Beside the thousands for furniture, you also have to pay all utilities, internet, cable tv, pest control, and buy linens and towels, toilet paper, soap, coffee, etc.

Tomorrow is the 1 year wedding anniversary for a couple staying one of my houses. 

Sept 10th will be our 3 year anniversary of vacating the property. 

.- She wants to run a business selling flowers, eggs, lotions and soaps from this location.- I'm afraid of when she is planning on building or having delivered for a house.

You could pick a different specialty, but this one is the one that works for me.Stepping down off my soap box, that's where I see brokerage stuff going in the next 10 to 20 years.

All my people that I love and support and cheerlead for (Every small business in America) have been decimated, we have no idea of what impact this will have and our current climate seems to be a bit anti business)  (I could go on but I will step down from my soap box- do not get me started)  

I like the stability of non-student rentals, plus students are often living on their own for the first time and that can create more problems (eg dish soap in dishwasher).Take your time to look at places. 

You pay all the utilities; you need a full unit of furniture and decor; you need plates, utensils, pots and pans, glasses and cups, coffee maker, toaster and basic cooking supplies; you need linens and towels, soaps and shampoo and conditioner and blow dryers and basic bathroom supplies; you need laundry soap and supplies; and you have the cost of cleaning on the turn (usually charged to the guest but you still have to manage it).

Mold is everywhere and requires two things to grow: moisture and a food source (soap, dust, etc).
