. , I had a similar issue on a 100 years old house too.in my case i resolved by improving a badly designed/implemented gutter system (all the rain water was just dumping over the walls, soaking into them then getting into the basement) and diverting that water away from the house. 2xprimer + 2x good paint.maybe this is the case here.if you don't want the hassle of getting rid of the existing tenants, vacancy and finding other (hopefully) better suited tenants, maybe first you can just paint the place inside and outside and resolve any safety issues (rails). what did you repair to the place?

I am so excited to have stumbled across this site and I cannot wait to jump into the community and soak up all the information I can. 

I've been soaking up the podcasts for a couple months and wish I had found BP earlier.

We are interested in soaking in absolutely any knowledge that anyone has to pass on.  

Just trying to soak up everything I can about real  estate I love the idea of passive income, hoping maybe one day my wife can be a stay at home mom.God bless

Aside from soaking up all the knowledge I don't yet have, this is why I'm here on BP: I need to find an area (or areas) I can actually afford.

I am looking to connect with others and soak up as much information as possible.

Soak in everything from BP forums and podcasts and find good local people to network with - local REIAs and @Al Williamson's meetup are great places to start.

Until then I will continue to soak up all the great information from the incredible resources that the Bigger Pockets site provides! 

I been trying to soak up as much knowledge from here as it has been very insightful.
