My sister put in a lot of work getting the property and its website ready, but has had to bow out due to prior commitments, so I'm kinda scrambling to better understand what all needs to be done; that's why I joined this forum, as finding such forums is recommended by the NoLo book "Every Landlord's Legal Guide", which I got just last week (kinda late into the process!).

The seller's agent and attorney should be scrambling to get that third unit certified so the property sells at its original, higher value.

I didn't start out in RE part time, I was full time, however I did not have much financial padding, knew nothing about RE and had virtually no sphere so I at least know a bit about scrambling in the beginning. :)I'll try to break this down so it doesn't end up too long.
