Hey Christine,Sounds like a refi/rehab bridge loan and they can generally close those a bit quicker. 

The latter will be pushed by your lack of a job or pursuit for quicker financial freedom.

I've made my program investment back way quicker than I thought. 

Discussing a fair resolution with the renters could mitigate any potential legal ramifications while maintaining a positive landlord-tenant relationship.

But the seller simply goes to a different title company and closes with them and leaves your contract and EM setting at the original title company. and after some months that title company will want some resolution to the dead file and if nothing is done they will inter plead the EM to the court for disposition.

Nothing will ruin a relationship with a contractor quicker than untimely payments. 

From what I've read, the quicker these parties get a call the more likely you are to get the deal. 

So, if we don't find a resolution, it could lead to some headache and complexity.Thoughts?

I figured that flipping an 80s or 90s mobile home would be not only quicker and easier to do than a regular property but it would also be great learning for any rehab I would have to do in other properties I eventually hold.

I could see myself paying the above appraisal for a multi-unit quicker than I would an SFR, just because I know I could pay the note with it not being 100% capacity.
