Thank you  The good GCs charge 20% but this does not equate to your savings because the GC will have better contacts, have namer experience coordinating contractors, be more familiar with permit process and expectations of the inspectors.  

Can someone walk me through the thought process I should be using when constructing the offer?

Offering a streamlined process, no repairs or renovations prior to selling, no market costs or agents fees for my family member, in return I will gain invaluable experience in the market and in the field along with providing my family with wholesale services.

I make the points more for new landlords because they don't know how to be a landlord yet and are more likely to not get rent on time because they don't have processes.

I'd really appreciate any insights or resources from those of you who have been through this process.

This started my thought process that maybe I should sell. 

But, as my wife and I have done this over the past 5 years, we have found it moves less and less each time, and that we are essentially living the life we envisioned 5 years ago when we started this process.
