@Luiggi Perdomo, I hope that you don't mind my curiosity here--  it's fascinating what we all find in different areas, despite the prevalence of the IRC.

Just a thought, maybe I'm wrong and more and more demand will be prevalent as more people retire, but when I look at the macro trends I get more concerned about projects luxury good sales (such as nice rentals on the water in Cape Coral) and more and more bullish on cost-efficient healthcare services (think adult day care centers that provide basic care but lower the cost on the healthcare system by keeping people out of expensive nursing facilities and into cheaper care).

But I think you've surfaced an attitude that is both prevalent and pernicious.

The make and model of the vehicle (type of strategy and market) depends on you area, and what opportunities are prevalent there at the time you do this...and of course how these opportunities support your overall plan. 

I don't know how prevalent it is today, but some owners whose mortgages are underwater, had collected year's rent up front, skipped town and skipped paying the mortgage leaving the mortgage company holding the bag. 

I know that these typically be more expensive and more constricting given HOA fees and management and potential increase in risk with market swings but can anyone with experience/knowledge etc provide some good resources/advice and anything else prevalent that would help me get informed more.

If you are in a highly regulatory state or a place where lead-based paint is more prevalent, such as Massachusetts, then the cost of doing business would be higher, so it stands to reason that rents would be higher as well.

Well, there are multiple variables that dictate whether a basement can be considered another “unit”.. the most prevalent being if it has a legal bedroom, bathroom, kitchen, ceiling height, and a number of other things.

With the prevalence and abundance of Granite, should I just go for my Super White or Princess White instead?
