I have been pondering this for what seems like forever.Not being an expert in this area, I find myself seeking a trusted adviser, reading these forums, and trying to educate myself on other's experiences.

I did fully intend on using my own cash but was weighing the option of maybe borrowing and was just pondering the + and - of borrowing.

Extreme case I know, but one I have pondered.

A person may ponder: "what if you have 5 properties paying $250/Mo?"

Since you're in HV, I would look north of you...Denton, Valley View, Gainesville, Decatur, Krum, Justin, Ponder...places like that.
