@Jeff Mills Transition between owners, can sometime take a little while to get nailed down, tenants can be hesitant about paying to a different person, especially if they are not given a substantle lead time.

I know this is probably a question for an attorney and I do plan on consulting with one and getting everything nailed down before touching their money.

My house I just rented had a bunch of nail holes in the walls from hung pictures, I told the first 4-5 people that saw it I was about to fix it.

(e.g. the extra sheet of drywall, nails, tape, paint, primer, new trim boards, etc.)4.

-All walls must be wiped clean, with any holes whether they be nail, screw, tack, or punch hole patched AND painted.

I think that @Chace Fraser and @Dayton Komarek hit the nail on the head.  

Over the years the coal and coal dust degraded the wood and nails to where they were non functional.

@David G you have hit the nail on the head and state exactly my concern.
