You can make it work, but plenty of other PM software with accounting module would beat out QBO.Only thing good about QBO is inviting your CPA to do taxes.

I have found that companies that don't even offer video demos and require any sort of live or in-person demos are often selling products that are extremely expensive, and/or have a zillion modules one has to buy in order to obtain full functionality, thereby making them far more expensive than they may initially appear.I'm already getting turned off to the one I inquired about simply because the guy is blowing up my inbox with more and more sales pitches. 

I wish I had discovered BiggerPockets.com before I wasted $1200 on a 3-day retreat sponsored by some so-called "gurus" and spent thousands more on their training modules.

There are high level video training modules but they do not provide the level of detail needed to carry out this higher risk technique of buying homes, especially for newer investors.
