The contract specifically laid out ~$8k in electrical and plumbing work.Upon moving in I found multiple wiring issues, such as the built-in microwave, kitchen count circuit, and dishwasher all wired to the same breaker so it blew all the time.

Regretted going with formica but added white subway tile backsplash & vinyl flooring ($200), scratch & dent fridge ($350), stove ($275), (very dented but repairable) over stove microwave $25 & a dishwasher $125.

As foR repairs - my fridges and microwave have issues more than my W/Ds and for fridges it is usually broken handles (rolls eyes) I guess it all depends on what kind of tenant you want and how mich you charge.

You can have a small sink, an under counter refrigerator, microwave and even washer/dryer in a basement unit but once you add a normal size kitchen sink, refrigerator and stove/oven is when it becomes illegal.

I have seen some fha appraisers in the Chicago burbs require you to “remove functionality” on the basement unit ie remove stove and microwave cap off electric/ gas and make it look permanent.
