NOPE 500k.. they super size it.. there is no conservative nature in 90% of these folks and that's why you have these folks in financial straights many times .. needing credit repair .. failed marriages etc etc.the inability to control their personal financing.. they should all be listening to Ramsey.Investors now are a different class completely.. you cant in todays day and age be an investor with only a few grand to buy a home like a homeowner can.

Sometimes that effects families and marriages so it's not to be taken lightly.I'm not trying to scare you.

I recently found out I still have a house I thought was gone from my first marriage.

My wife and I were 100% in this together when we went in and if that was not the case our marriage would have been a casualty of war.

I'm not weighing in on that but... in a community property state, with a single member LLC owned by one spouse, LLC having been formed during the marriage, this really isn't a laughable position being taken by a seller who is financing the deal.

My wife worked early in our marriage as a RE broker's assistant, and recently became a licensed real estate agent with one of the largest firms in the area.  

I would try your county offices to see if there is a public list available of marriage licenses issued. 

In any case, a property bought in a marriage is considered marital assets in court regardless of who's on the mortgage :)
