Hi Guys - wanted to share a major accomplishment, today I had an offer accepted on my first multi-family! 

I believe addressing the root cause will be far more effective than having two different property management companies trying to manage under one roof.

Have some diversity, C areas with low entry and high cash flow, the majority should be B areas with stable income, appreciation, tenants. 

Explain.I really like this question for discussion Venice, but one very major factor left off is at what risk exposure. 

We were just really lucky to not have any major issues pop up until last year.  

When I did my research for buying my properties in Costa Rica, I had one of the big STR management companies like Evolve analyze my potential profits and I used that info to raise money through bringing on partners to buy the properties. 

And if your in a Market with a title and escrow companies they can do the transaction for you as well.

Did anyone ended up using Royal Legal or Anderson Business Advisors, looking for similar company services.

The title company/settlement agent is responsible for more than half of the costs listed on a settlement statement. 

Let's say you did own the rental in an LLC, would that change the way insurance companies would view this?
