Hello BP,I'm wondering if any experienced operators out there can shed some light on best practices.

Rehab                20k        I funded it.My new client put 10k into the deal I require that when starting out with a new client.sold in  158 days  148k  Netted  134k  - 80k - 10k ( clients contribution) net profit  Net profit 44k  Minus my funding fee of 10k and my new client made 34K  on a light rehab. 

They will show minor things like cleaning needed or light bulbs but not for major things like AC not working when they do inspection.

One thing that I wish I didn't take lightly when I first joined is not doing the due diligence required on deals and trusting every community member I encountered.

We need investment in construction technology and government needs to green-light it asap.

Cheap curtains hung up on the first floor, a welcome mat, lights on a timer, battery operated fake candles on a timer, big size 11 men's shoes and big men's jacket hung by the front door, two empty dog bowls, a tie out in the back yard (for a dog), fan on a timer, foldable table and chairs with a tablecloth and centerpiece, and radio playing on a timer.  

We also replaced quite a few old ceiling lights with new ceiling fan/light combos and replaced any cracked or suspect outlets, etc.Kitchens got new stoves and microwaves and upgraded furniture in common areas.

Hi Diane,If you're looking at properties with purchase price values under that 75k mark then your best bet is to start with a light rehab loan scenario.

Very light repairs needed and turnkey property.
