Account Closed, Credit is important but I would rather have no score with proof applicant meets other financial obligations (current on utilities, cell phone bill, etc.) then an applicant who has a 720 score but is maxed out on all their credit cards and installment loans and whose debt to income ratio is off the charts.

@Sundri KhalsaMay investors find it more difficult to cash-flow with a condo because they may potentially have high monthly fees.In general it is hard to cash-flow in areas of close proximity to NYC.However, I find it hard to believe that a Condo is selling for as low as $270,000 in Jersey City.It is in the west-outskirts of Jersey city towards Journal Square?

Looking for suggestions on the pros and cons of handwriting vs. typing and also whether or not we should put our actual cell phones numbers on the letters or use an out of state number created through google voice (no more local numbers left).
