Are there lots of reguklation restrictions in Blue ridge?

My only roadblock is there is a deed restriction that states "No use of said property pursuant to rental agreement (oral, written, or otherwise) or other landlord - tenant relationship.

I've never seen an "All Other Perils" deductible restricted to percentage of the policy.  

Regs can run the gamut:  STR licenses are unlimited and available immediately with no restrictions, STRs can only be rented so many nights/ stays a year, STRs can only be in designated areas, the number of STRs are capped and there is a waitlist for a license.As others have mentioned, typically an unregulated STR will have more revenue than a LTR, but it will require more consistent work and effort.  

This is why agency loans have more restrictive yield maintenance, and defeasance prepayment penalties (they don't want you to immediately jump ship, and leave the mortgage bond holders handing).

I'd be happy to take a call with you and have a convo with the property analyzer I have for that area, he lives in Cherry Hill NJ and knows South Jersey and those areas like Collingswood, Berlin, Voorhees, Marlton, Haddon Heights, Hamilton, and even as far south as Vineland and down to the Jersey Shore.

Any thoughts on other alternatives or experience doing short term rentals even with HOA  restrictions? 

His Screening parameters were not as restrictive. do you need to adjust your screening parameters?

Remember there are a lot of restrictions in Fort Worth and Arlington. 

Hey @Katie Casper, check each municipality for the regs.There have been a lot of restrictions put in place depending on the area.There have been some lawsuits flying around in Conway so do your diligence.Bartlett is hard to read, but there are a ton of folks working to ban STRs in the area.
