I am showing up on Monday to flip on the power for the appraiser and dump 10 gallons into the oil tank, asked my dual agent to be there but I guess the kids are on school vacation...so what am I paying her for again :p No effect on the bottom line, just painfully learning the ropes on these HUD deals.

Gallon of bleach water with a small bottle of dish detergent, put into a pump sprayer.The bleach kills the mold and the dish detergent keeps the bleach attached to the walls or beams if you have to remove the drywall.We have used this system over and over, both in NOLA and in FL, where we do the work then call a remediation company to test.

Being relatively new landlords (nowadays I'd say "see you when the sun comes up") I dragged Bill out of bed...in January...in a cold winter rain (we're in Georgia) to go trooping over to the house to be able to do...absolutely nothing in regards to a plumbing leak except shut the hot water heater down and turn the water off at the street (tenants were "worried" their water bill would be sky high from a leak) and leave five gallons of water for the tenants (which they never used).

The septic system was inspected and is in perfect working condition, the only thing is is that it is a 750 gallon system that has been grandfathered into the new requirements of 1000 gallon systems for 3 bed, 2 baths.
