If you know what features each offers, and the price points for that particular manufacturer you can make an intelligent decision as to what items you want to buy.Or, if you don't want to go to the trouble of learning all of these things, you could just go the "get the cheapest" rout and roll the dice and take your chances, but if you make a mistake and you have 100+ faucets to replace after only a few months because you gambled wrong (or 100+ toilets with plastic flush levers that break off or won't flush much volume, or etc...) you'll probably wish you had more knowledge of these things before cutting checks.Good Luck!

Hold for 2 years and or repeat, you get those profits tax free as owner occupied and roll that into a bigger deal.You need a w-2 to get a loan, so unless you are flush with cash, keep your day job, invest and do realtor stuff part time.Maybe you will pick up a buyer or two, but being a full time agent you are committed 7 days a week 12 hour days, something always needs done or a deal around the corner or a buyer etc etc.

Toilet problem calls may be the most common call, and many, many times these type problems are the easiest to solve with a quick trip down the road to the property to find that a toilet chain is hung up, or a deodorant tablet has moved in the bottom of the tank and is now stuck between the flapper and the bottom outlet causing the toilet to run, or the chain came off the flush handle, where again, just a short trip down the road by the property manager could have solved the owner's problem.
