@Natalie Johnstone My former employer who was a privately traded company that owned over a billion dollars of real estate and had an ancillary management business with revenues that exceeded $100M annually would sometimes form entities in Delaware because business cases are tried in front of a judge w/o a Jury and case law that's applied to decisions is very well developed in the State.

It is a whole new profession/trade and it should be taken as such...

I think you're gonna see a lot of deals underwater trading before year end, with banks trying to clean up their balance sheets.5.5% with 25% down is a very competitive rate.

Maybe it is more aggressive exit assumptions, aggressive rent growth, under forecasting renovation costs, taking on higher risk debt, etc.  

I have experience with house hacking and am an interior designer by trade, I am very ready to start flipping homes in my area of Asheville, NC. 

Many years ago, Home Depot and Lowes used to have professionals from each trade in those departments, most were retired etc, I find that less and less nowadays and find myself helping customers out when I hear an employee giving really bad advice, so just take advice in the big box stores with a grain of salt.
