I am currently replacing carpeting with tile, hardwood, and this extra-hard vinyl strip floating flooring (I think it' called allure).Good carpet lasts a long time--- if tenants don't burn it, spill red koolaid on it, or rebuilt their Harley on it.

This is probably a question for an attorney but had a concept I haven't tried that I wanted to float by you - no portion of the rent going to the downpayment but upon execution of the purchase the tenant buyer is "rewarded" with a fixed figure downpayment?

Folks I have been doing this for30 Plus years and those pay forservices do not contain all of theforeclosures believe me I am that old grummpy guy down atrecords going thru every listing.And be careful some of theseservices you pay for the listingsare owned by RE investment firmswho take out some of the bestones get my drift...............yeahbelieve me I have seen it.You want the real stuff get ityourself..................when you areputting over $100k down on a auction better get it right from the Ole horses mouth ie countyrecords.SKI

Basically, all the major investment banks have engaged in credit default swaps which allow a buyer or ‘fixed rate’ party to make periodic payments to a ‘floating rate’ party in exchange for the ‘right’ to a payoff if there is a default or credit event in respect to a third party - called the reference entity.
