I thought it could be a fishing scam because he asked me to fill out an application upfront.

Was fishing around and caught a whale of a SFH.Off market brewerytown deal between 28th and 29th on W Master st.This thing is a monster at 26000 Sq ft, fully gutted and framed already with 7 ft high ceilings in basement. 

My all-in nut to maintain the property is <1500.00.

In this market the sellers have all gone nuts!

I recently found a great SFH on 5 lots a couple of blocks from Lake Panasoffkee, which has some of the best bass fishing in the US, that I am closing on in early October. 

It drives me nuts that I don't have at least a small single family yet,  I'm keeping my eyes open for other partnership opportunities, but I've also realized that I may need to put hustle into helping others close deals to further put myself in position to myself.
