Comparing your post to my experience thus far I feel I am in for a fairly robotic loan experience.I have yet to see the actual loan agreement, but I have requested this and will report back when i get a copy.  

They already have my records from the previous year(s), I’ve been a client for 20+ years, and I provide pretty detailed reports per property.

This structure simplifies management, centralizes ownership, and provides an extra layer of liability protection.Tax-wise, the state where each property is located will still require income tax reporting and LLC fees.

Most MLS systems will allow you to run a report and see what % of list price are deals actually selling for..

I bought it with a tenant, had some deferred maintenance, and the tenant had been reporting maintenance issues as they come up.

Mortgage lending is highly competitive, and there are many newbie loan officers that will bend over backwards to get you to pull a credit report and pay for an appraisal.

To help our case, I am thinking about putting together a report of some type that would help for why this development should be accepted.
