A lot of these folks dont want to share their own distuation out in public, so it may be a bit less "social" imo. but creating content around you buy houses / seller reviews and explainng the process at the very minimum will add a huge credbiliity boost to your website and will warm you a lot of seller leads before you ever speak to them!

I take it that the loan was an unsecured otherwise all of you folks would be starting a foreclosure . 

I'm looking for folks to make the house their home, not a 12 month pit stop after all.  

Maybe even bring more folks as they are interesting.The issue, first, is getting them financed to build.

Federal programs will require you to use GC/licensed folks for a lot of the work and they will get reimbursed by the institution that your loan is with; many GCs don't want to wait on the float time of requesting funds and getting them.Depending on the program and rehab/condition of the home, you may not be required to live in the home (think black mold remediation...bank isn't going to put you in a compromised position) however they may have min/max of when you need to move in.

@Brett Jurgens, I usually tell folks they need to have a reason to sell and do a 1031.   

You should see some of the houses I've rehabbed or walked. ya thats maybe a 5 on a scale of 6.. the really bad ones you need a resperator to go into them.. and people worry about a little dab of mold these folks live in a petri dish.
