Folks on here are very enthusiastic, sometimes to the point of forgetting to apply the "doubled edged sword" quality of leverage. 

I'm trying to understand my clients needs better and I figured it would best to ask real estate enthusiasts.

It sounds like you are enthusiastically beginning your journey but haven't done much research yet.   

It's a struggle staying steady at this untested, enthusiastic, and under-educated point in my investment career.

That was painful as I am somewhat of a car enthusiast lol.

I'm a finance and fitness enthusiast so real estate falls right into that.

I'm not ready to sell outright at this moment, but I am looking at exit strategies out of NYS as I live and own properties in San Antonio, and I'm getting less enthusiastic about managing 1700 miles away.
