He sent me some stuff, I looked at it and told him what I thought, but I have no idea if he actually implemented my suggestions, may not have since he didn't get to pay anything for my advice and I've found many investors don't take free advice.As I recall, the only real issue I had was his advice on how to approach Cookie Monster in sub-letting a trash can, but don't take this as an endorsement.

@Eric Piccione- There are several carriers who now insure AirBnb's or offer endorsements to specifically cover this exposure.

I don't think I can endorse any specific one, especially on a public forum, but you can reach out to members directly if you wish.I've been somewhat out of the loop, however, due to personal life circumstances, but I do see emails go by about them.

The window AC was placed a few weeks before the fire for a program that the company endorses and provides.

They required a written endorsement of a neighborhood organization (thank you Community Coalition of Barnum) and then a presentation/pitch to a city panel.

What is that product/device that BP endorses for when you have multiple units on one water line and you want to effectively sub-meter it and bill it back to the tenants? 

Specifically, it states:(1) An individual need not obtain a mortgage loan originator license under ORS 86A.200 to 86A.239 to make a residential mortgage loan in which the borrower will use the funds to construct, alter, move, enlarge, replace, repair, or develop land for one to four dwelling units designed or suitable for residential occupancy subject to the following conditions:(a) The borrower does not intend to reside in the completed dwelling;(b) The lender verifies that the borrower is licensed by the Construction Contractors Board as a contractor and holds an endorsement as a:(A) Residential general contractor;(B) Residential specialty contractor;(C) Residential limited contractor; or(D) Residential developer.

I asked for an endorsement of that check over to me as a fair compensation so I can carry the repairs as the property will have to be rehabbed in other areas. 

This can usually be accomplished by an assignment clause on the sale contract and endorsed over to the assignee.

I second the LinkedIn recommendation - it's a great place to find people from just about any field, and people who have said on there that they're willing to be contacted for business opportunities are usually serious, and will respond.I'd take the time to get a few endorsements from old colleagues / friends before sending out contacts though.
