Distance played a factor but primarily this was just a downtime of a hiring freeze and low demand.

For every additional trip, weigh in the cost of gas, travel time, and downtime while you have nowhere to put your additional trash.How close is the landfill from your site?

I always recommend people to know 4 different lenders because things change....and sometimes a property may not fit one lender...and things change in down times too. 

So you could spend your downtime getting one of those set up.That being said, the other ideas you have about becoming a Realtor, Certified Inspector, etc are great.

So there will be 1-2 weeks of down time before trying to fill the home again.   

That seems like it will only work if i have downtime in the unit, which i don't want to happen but at the same time i could increase cash-flow.I also agree with keeping the eviction quiet, this is a business and they are my customers. 

I perfer to do it this way because it allows me to complete more deals with les down time “waiting on mortgage to come through”You’ll then refi the new purchase with another loc or loan to purchase your next.

The constant downtime, the amount of hands on work needed to keep your "guests" happy.

Unfortunately, I am a young, single woman without a lot of savings who fears for my own job security in these downtimes as well.
