Start on exterior to make the curb appeal look good.   

I'd grab that mofo by the collar and throw him out the door and kick them to the curb one by one. 

We increased the curb appeal, put in landscaping and turned a 3rd of the garage into a gym, adding custom touches to make it comfortable.

@Veronica Thomas I have them sign off on a checklist through docusign that has a check-in / check-out column (fans dusted, floors mopped, self-cleaning oven cleaned, shelf out fridge cleaning, microwave inside clean, toliet scrubbed inside and out, cabinets crumb free, no chemicals/furniture/toliet brushes/brooms left on premise, no large garbage items on street curb, etc, etc) .

On the night after he left, I asked him when he will remove his two cars parked on the street directly in front of my home on my side of the curb and he replied "soon".

Seems obvious now lol I've already taken the first step in curbing the urge for useless spending by clearing out my entire Amazon wishlist.

Enlarged bedroom #1, replaced all flooring, install new HVAC system (install central rather than use window units), replace dilapidated siding, install fencing and exterior curb appeal.

Generally the ROW is 10' from the face of curb to your property line that runs parallel to the street.

(5% down, 2.99%)Seeing very similar homes in my neighborhood (with even worse specs/curb appeal) going for high $800+ as of 2021.Not ready to move on yet, but just trying to plan ahead, as I'm considering relocating outside of LA in the next few years, and will need to capture some of that appreciation gain to make a healthy downpayment on the next home.
