Also, my market is very "cookie cutter" which means that most of these homes are built the same so the buyers know what they are getting for the most part not matter the area. 

That's especially true if you think this will end up being a deal that's a bit more complicated than your usual cookie-cutter deals.

What I learned is the larger the project the more political it gets between departments and branches of government all having their hand in the cookie jar trying to pick out the biggest one with the most chocolate chips.............. : )The land is the harder part and getting anchors signed and financing in place to take down the parcels.

New construction developers have also been hit hard because their shiny cookie-cutter homes have been overpriced for a long while and this is the first time in a few years that they aren't selling.

They provide a cookie cutter model and take very little of your personal needs into consideration.

A friend of the family is selling it to me for 95k when all the houses in the area that are the same cookie cutter type are going for 120k to 140k.
