Some things you just learn by picking up the phone and talking to boots-on-the-ground.Long story short, there are many markets that could work (you've alluded to some in your post, and almost every market already mentioned in this thread is a solid pick).

I've recently talked to many investors in California and one in NYC, at in person meet ups and by phone/Zoom.

The REFINANCE part of the BRRRR strategy is broken with changes that Fannie/Freddie made to their cash out refi policies end of last year.
