However, I also believe there are opportunities for "boutique" booking sites (possibly Vuepeer - it would be interesting to understand how you differentiate yourself)and solutions like Evolve as @Jon Crosby described, however they too are getting closer to the guest and from what I understand have acquired properties of their own.

@Scott Meyers I have no where near the experience you have in storage I just owned a little boutique one in Portlandia.. it had 44 units and 7k of office above them.. nice building.it was on the river so I condo platted it and sold the storages to all the house boat folks who lived across the levi and turned the office space ( which was a bear to rent) into climate controlled storage wine and such.. then sold those off individually to other higher end type folks.. we did quite well on this project..

You can't compare a motel 6 in the deep east Texas "middle of nowhere" road to a highly desirable boutique hotel on the beach front in Hawaii.Both participate in the industry national average but one will have about 40% occupancy rate and the other probably has a waiting list year round.My advice is when you look at properties, learn the micro-economics of that city, neighborhood, zip, down to the level of the street corner so you can verify that you know exactly the nightly rate, the occupancy rate, who's the competition, what kind of customers go to that hotel (e.g. truck drivers or fortune 500 CEOs), etc.Also, what the asking price is according to the "industry" is irrelevant if you can't meet YOUR business objectives.

Hi guys, I need your input on this one.We're currently operating a legal marketplace connecting RE investor with expert solo or boutique RE lawyers with a tech-driven platform.We're planning on starting a *private* community enabling RE investor to reach out directly to those lawyer for probate, foreclosure or any kind of deal they usually get through their own network/practice.

I know of some boutique brokers who run their businesses their way and they seem to be successful (in business for over 20 years on their own) so it is not out of the question to do such for yourself just make certain that you heed Mr.

We have owned and sold 2 SFR's together, managed one cash flowing SFR for about 3 years together, I've flipped two homes with my parents who used to be brokers in multiple states and have owned many investment properties over the years, Jason was a plumber for 3 years and is currently getting certified to become a home inspector, I used to help manage a boutique residential brokerage in Chicago after college (I have a BA in Marketing), and I almost got my agent's license in Texas, but never took the exam due to a change in career.

Would suggest a couple things;Join your Local REIA and attend meetings (There are no short cuts to networking, education and opportunties)Meet with a Local Boutique Real Estate Sales Office, they might be willing to work with you in your quest of identifying off market real estate opportunties.Also, consider obtaining your RE License - Access if key and working with a Boutique office you might be able to stay diversified in your direction of real estate.Let me know if you have any questions.Regards,Joe Scorese
