Meanwhile you are correct in pointing out the lower cost markets have less of a barrier, but housing in these markets are prone to have margin wiped out far quicker by contingincies.

These are not guaranteed to work and my PM still makes them go through a background check, but this does help eliminate a lot of the foolishness that comes with a Sect. 8 tenant that looks good on paper and when you meet them,....but they also happened to forget to mention they have "baby pit", they only smoke outside, and that their boyfriend who has 2 kids of his own all of a sudden has started living there because he "needs a place to stay.

A wake up call for many who have only been in real estate for under ten years and realize not only can they lose money, but they can get completely wiped out and those who started with say $100k investment in 2018 that made 2x are finding that not only is the $100k they made gone but also their original $100k and it will take a bit of time to recover….
