They (MI) has a solid operation and should be admired by any other turn key operator around the country.I'm guessing you shouldn't be surprised by the "low" appraisal as many of our clients have told us that they price their properties above fair market value, and fully disclose that to their buyers early on. 

The resort project sounds exciting to me...I admire the investor for seeing the opportunity in a niche market.
