We'd looked into becoming accredited investors and crowdfunding projects with a $25k buy-in, but they wanted money for 5 years, and I don't know that we'd want to tie it up in a project over which we had no control.

An accredited investor and 2. one who has ten times the contribution amount, that's $3,000,000 in available, liquid assets, not necessarily cash.

I homeschool my 7 & 5 year old and we also have a 2 year old.

If they are/become accredited investors, they buy into institutional grade $50-125M projects with as little as $100,000 and diversify.

So yes-- a KP could be thru BP or maybe a self-directed IRA mixer, or meetups have fundraisers/community stuff where accredited investors are in attendance... 

Is it accurate to say that a person (non-accredited investor and lead on the property purchasing/fixing/reselling) is capable of reaching out to others privately (say, individuals in the home construction business who are also non-accredited investors) and gathering a group of them to help invest in said property that will be fixed/sold, without any issues from the SEC such as licensing or requiring accreditation? 

Equity Multiple offers these and will let you do a 1031 exchange but I believe you need to be an accredited investor.
