Would anyone have any interest in a monthly breakfast/coffee meetup for private lenders and those buying/investing in notes? I'm kicking around the idea and wanted to gauge interest. Any input is appreciated. Patrick

They are easy to put together but the finish is a bit weak. 

During that time they supposedly found a leak which was beyond the scope of the maintenance  and i had to pay a plumber to come in saturday morning while the guests were there. thats on top of the "deep clean" which cost $300 and was somehow done in a couple of hours.

I called warranty service the next morning as soon as they opened  and made an appointment for Monday. 

There are many strategies to investing in real estate, and I won't say any one is better than another, but I think you get what you pay for and no one wakes up in the morning wanting to be a slumlord.

Correct, I didn't mean to imply that you could do all of it dollar for dollar; it was 3 in the morning and I had insomnia 🤣

@Ryan ThomaAs a private money broker, I find that each lender has their strength and weaknesses when it comes to building spec homes.

In a seller's market, it's a very weak offer and most sellers won't go for it.Same thing can be done with the buyer's commission.
