If you can beat the ROI you're getting on the SFR, then do it.Otherwise, why can't you buy a 2-4 unit with a 3% down FHA loan?

•If you purchase a multi-unit property next, rental income from additional units will help you qualify for a larger loan.Final Thoughts•If similar homes are sitting vacant for months, it may not be the right time to convert to a rental.

If you are trying to raise a few hundred thousand to buy another 4-6 unit property, while I would not invest in someone with less than a year experience, I am guessing some of your pilot friends, other friends, or family members may be willing to chip in.Now, if you want to jump from a triplex to 80 units, raising 4-5mm of equity and another 4-5mm in debt, than I would just manage your expectations. 

My next step is to open a company in the United States, most likely in the state of Nevada.

My plan is to live in one of the units while renting out the others.

I agree with John, we are seeing renovation costs of $150k- $200k for a basement unit and $250k + for a coach house. 

We are also looking at storage units,  I realize this wouldn't be a NNN but what's your thought on this type of property investment.

Run the numbers you may do better long term or renting as a whole unit.
