There are dozens of zip codes and hundreds of streets that are fine places to invest in Metro Indianapolis. 

With median home prices around $500,000, Reno is more affordable than California but offers higher appreciation than many Midwestern or sprawling metro areas. 

Any large city / metro-plex is going to have lot's of regulations and red-tape, that's just the reality of running a city of such size.

There are seemingly good potential deals all over Denver Metro, but its becoming increasingly risky to try a flip outside of the few established and sought-after neighborhoods in Denver. 

Assume 10% waste for flooring material and tax, and I pay about $1.15/sf for carpet installed, on average.The supplier I use delivers to anywhere in the Atlanta metro area for a $75 trip charge.
