She'd rather go on a tropical vacation and spend $4K+ per trip and I'd save for a down payment for a rental and took advantage of the lower interest rates in the last 10 years.

If you can become friends with someone with a license who looks at dumps, they would love company on some of those trips and a potential client as you learn.

The appraiser will mark the report "Subject to" and you will have to fix it and have the appraiser come back out to finish report which is called a "Trip charge" or cost more money.Unless of course you decide to go FHA 203K but those can be a nightmare of wasted time and stressful.
