@Steve Vaughan  the cute part is the OP thinks they will get LEGAL involved and garnish wages.. good luck on that LOL.. they have lost their money move on.. find better tenants.. landlording is a selected venture.. its fraught with danger.. or it can be very rewareding.. buy properties were you rent to folks who wont do this.
