There's also a chance you'll have to bump up your insurance premium if STR tenants are covered in your policy (they are in some).Not to mention that you're probably looking at paying $150+ per month for cable/satellite TV and high speed internet.I will say this, you're probably not wrong about kitchen appliances lasting longer. 

From watching the TV shows about flipping houses it seems like a lot of pressure finding the deals and getting the timing right.  

The TV shows portray big money in a short amount of time and make it look simple.

Then You guys could get a new tv show Austlandia.

Rehabbing is a fantastic way to make a living, but this stuff just isn't as easy as they make it out to be on TV.  

Now if the tenant wants to leave the TV or air conditioning on for the dogs while they are at work, it is not on my dime.

Then, weigh the two in light of each's pros can cons and arrive at your own decision.The people advertising courses on TV aren't selling agent licensing courses, unless it's a real estate broker hawking pre-licensing classes offered by the organization with which he is affiliated.Being a licensed agent does NOT mean you've been trained to invest.

Or, like on all the TV shows, do you go to the store with the contractors and point out what you want?
