Washer/dryer could be optional, and if the tenant wants one you could charge them an extra $50/mo and then go buy one and install it prior to move in.

. = $105.00 This was all done without my approval, I let the first two slide because I would have agreed to them fixing them both (not the dryer vent) I don't even supply the washer and dryer so them complaining of a leak on THEIR washer and cleaning the vent to the dryer doesn't make sense to me nor having to fix a shower head?

But refrigerators, washers/dryers, and window AC units are a little more hinky because those are rarely permanently attached to the property.Regardless of all that, I assume your state has a section in the sales contract which lists chattel property that the seller will leave behind.

Also all the units have washer/dryer hookups, so I may add those in so I can get a little bit higher rent.

Cap rate is only part of the picture; the potential is also important - I look at how much I can increase rents (with and without renovating the property) and additional income (valet trash, car ports, add washers/dryers in units, etc).

He discovered that the floor joists were not done properly, the floors were sagging and the house needed to be jacked up, the bathroom plumbing was done by a clown, the kitchen wall was floating, as in, there was no 2x4 on the floor anchoring the kitchen wall, the kitchen cabinets weren’t screwed into the studs, the floor under the furnace was sagging, and the pipes for the washer had been cut, which was not disclosed on the seller’s disclosure.
