To me it sounds like a way to take advantage of someone desperate to get involved with real estate but lacking the funding for a proper beginning or it can be more geared towards someone very well established with maybe just a cash hicccup at the time that a sweet deal comes through & need the cash fast, but even at that, don't lead a person to believe that it's possible to get it done 100% no-upfront fees first time around when YOU as a company know that though 'TECHNICALLY' true, in the real world it'll never happen.

At the end of the day your aim should be to under promise and over deliver.Following a conservative approach, we like to calculate reversion cap rates by adding 10-15 basis points per year of hold to the going in cap rate.Anyone out there forcing the numbers on a deal by projecting lower cap rates in the future, either has a crystal ball or is in desperate need of attracting "dumb" money.

If you're not in any rush to get it rented, you might even want to wait until mid-Jan since I don't know too many people looking for rentals around the holiday season (unless they're desperate).
