The realty for my husband and I is that with the big transition of moving from CA to IN, and with him opening the agency mid summer, it will be a little while before I will be in a position to actually buy anything.

I've been looking around Ballard, Magnolia, and Queen Anne Hill (areas I am most familiar with), and it looks like I might be able to get some deals to be cash neutral or moderately cash positive, but I'd love to hear if others are already doing this.

Truth be told, we share that frustration on the lender side as we see many lenders that are detached from realty and simply do not understand how money works (which blows my mind). 

i now have 3 properties in the memphis area, 2 with "hardin enterprises" and one with "realty capital management". hardin enterprises im about 50% satisfied, and realty capital i havent been with long enough to say, but so far its about 85% satisfied.
