Most of my tenants have great jobs ( and are nice hardworking folks) but all have judgments, garnishments, child support or alimony and cannot get a loan. 

Do they have an older child on the lease that may be making it their residence downstairs where this makes sense. 

The remaining 3 units are occupied by the owners, the owners adult child reserves another unit and the 3rd is basically storage.I'm thinking long game here, but how/where do you start the approach?

Hello Clarence, You can potentially have 2 FHA loan simultaneously with some exceptions (buying for elderly parents whom could not otherwise afford a home on their own or for a child who is disabled).

The child needs paint/maintenance/constant education of the parent.
