Then we noticed small tools missing from the basement (which everyone has access too for the washer/dryer), damage to our cable wires, and my mother in laws tire was popped purposely by someone while she was here.He obviously did all of this but we cant prove it.The only thing that could of provoked him has been contractors occasionally blocking his car in the parking lot, but we are always there and can quickly move it if he asks, and he purposely parks in the only spot where he would get blocked in.

DetailsRent $625 + Washer/dryer rental $50/mo  = effective monthly payment $675Concession $75/mo So effective rent is $600/mo (more in line w/ size of apartments in the area and the market with the added benefit of the washer/dryer which many buildings don't have on site) Per the lease addendum - if the client doesn't pay by the 5th, they don't get the concession for that month.

As for the tenants who's leases are expired, I am thinking about letting them know that rents will be raised, they can choose to stay and have their unit renovated and their own washer and dryer, or choose to find somewhere else they might prefer.I'm highly considering doing section 8 leasing with these 4 plex, so any other recommendations that pertain to section 8 requirements or that may yield higher rents as far as specific renovations go I am definitely all ears.All other Ideas or any advice whatsoever is greatly appreciated.

In terms of appealing to travel nurses, I am on a Facebook group with many and have gotten a ton (like 176 comments last count) of feedback on what kind of housing is best for them, and basically the criteria is this: 1 br, pet friendly, wifi, washer/dryer.
