Hi,When I acquired my building there was an existing lease with a 3rd party to provide a coin-operated washer/dryer.

That house was here in NWI. 

The previous tenant left a good washer/dryer set.

My properties have AC/heater/their own bedrooms/bathrooms/washer/dryer/amenities. 

Some simple things could be;Adding coin operated washer/dryer (If they don't have them in their units already)Covered parking and adding a monthly charge (Not sure how well they'd like that)Adding standing BBQ pits or maybe some type of play set for kids (Could harm insurance rate)

Some tenants actually prefer homes with basements for storage and a location to put washer/dryers.

We would also be able to market to people that are on temporary duty or to extended families that are visiting.The advantage of staying in a duplex on our land include:1) Full Kitchen2) Ample parking for moving vans, trailers, boats, etc3) Washer/dryer in unit4) Pet Friendly 5) More space and privacy than a hotelPotential Disadvantages:1) Cost to build: I expect that the cost to build the duplex will be around $85/sq ft.
