Hello Wesley,We buy occupied multifamily (2-4 unit) properties, and what you are asking for would be unheard of in our market.Copies of Current COs- I can look these up online where I am, but expect them to give me the certificate at closing.Copies of Lease agreements- I like to get these when we make an offer, or sooner.

If I was him, i would start advertise the unit a month or two in advance, with pictures online, and lined up some quality families, (visit how they live, make sure paperwork ready etc) and the same day Him and his family had moved i would show the place finish the paperwork/gov inspection etc to have the family move in in few short weeks.( I think the shortest we ever had was: we got rent check in 11 days, but it could take over 30, it just depends on the positions of the stars) :)

Even if your new washers are not Energy Star, or even HE units, they should be a little wiser with water consumption and, with a new 40usg heater you will be fine.

This American tradition is rather simple, it is our day to give thanks, however we chose to do that, for our blessings, our success, our families and our lucky stars if you like.It's going to be a day of turkey and ham, dressing and our favorite meals, usually with pumpkin pie with assortments of other things that will make you fatter.

@Troy Fisher  the generational wealth is tricky one.the mentor I mention took his company public and got a 8 figure pay day when it was bought by a Austalian concern.. he then put 10 million into trust for his two daughters.they get a pretty nice stipend monthly ( they will never have to work) one of them lives a rock star lifestyle with no real cares and some pretty extravagant spending and not really in touch with the common man... the other is very grounded and what I would consider a really good person..
