Plenty repeatedly expound on the need for a LLC none have evidence to support the need of any protection beyond having adequate insurance coverage.Nothing beyond boogey man scenarios.I do believe it is a mistake either inside or outside of a LLC to pay down a income property mortgage however conservative investors will continue to place themselves at very high risk by parking their cash in real estate.

Anecdotal evidence; went to look at an acreage property, the 84 year old owner was telling me i could make a fortune with cabins on airbnb, which is a classic bubble warning sign to me, and checking availability of a place to stay in florida revealed hundreds and hundreds of listings with perfectly nice houses minutes from the beach for under$50 bucks a night!

That is the opposite of how debt strategy works, using debt allows you take more risk in trade for going much faster. you need to do the math more in depth. the snowball with using leverage is much faster to acquire properties, once you're done with acquisition you can start paying things down. this is evident when doing a simple ROI calculator for cash vs leveraged properties. you'll make a higher return on leverage, and assuming you use the assets efficiently, that allows you to buy more, faster. waiting for cash to add up goes very, very slow.
