I most certainly let them know that I don't really make any money until I sell the property and thus is my assurance that the property will be paid for on time, every time, I'm an investor, not a charity organization :) but, like you said, they know I'm an investor and that actually works in my favor because they know their chances of me actually making the payments are increased significantly over someone off the streets.

When I get calls, I will get calls on those other "for rent" signs, so I ask where they saw the sign, and I can assure you that there will be some who never saw the sign on the vacant one (and some who saw most or all of the signs too).

Essentially my landlord held the house a couple weeks off market so they could get it rent ready and the deposit was used to assure I didn't skip out, then when I arrived I signed the lease.So either way works, but as was mentioned above, I highly recommend you put in a line about abiding by the Soldiers and Sailors Civil Relief Act as far as early broken leases so you understand what you are getting into and in writing.
