Desperately need any advice on this problem.

The Holy Grail of real estate investing is finding an owner/seller with a lot of equity who is facing foreclosure and is thus desperate to sell.

If I were to L/O it out I wouldn't do nearly that high.She sounds very desperate and motivated, although she's had 7 people contact her and the price is not currently near where I can be.

If you're not desperate (it's generally a pretty hot market), then you need to keep looking for a better candidate.

Watch for behaviours of desperation and trying to convince you that they are good people.

I'm a US Army vet, working as an electrician for a private contractor, and desperately wanting out.

But the reality is that listed properties are usually pretty worked over and anything that is a good deal and makes it to the mls will get massive attention from the multitudes of desperate buyers all too willing to overpay.  

In this case, getting a title search is certainly a valid suggestion if you want the deal that desperately.
