I sure hope that you have more than a couple million dollars worth of assets you are trying to protect, otherwise you are likely wasting your time and money with a LLC ... in this case as an alternate I have three words for you: umbrella insurance policy.

I  buy several million in umbrella insurance on top of landlord insurance, have tenants buy renter's insurance and use licensed contractors only.With the LLC, for most people it would be single member or a couple, they'll sue you personally anyway under the "alter ego" theory.
